evolutiq revitalizes a brownfield site in southern Berlin and develops a future-ready logistics property

Cologne, March 24, 2026 – evolutiq has acquired a brownfield plot in southern Berlin as an investment and development manager, continuing its long-standing partnership with Urban Partners, in order to develop a modern and sustainable logistics and industrial property there.

The brownfield site comprises around 20,500 m² and is located in southern Berlin with excellent connections to the A10 motorway ring around the capital and Berlin BER Airport.

With this brownfield development, unused and no longer marketable existing areas will be put to new, high-quality use, and the utilization of the property will be significantly improved.

By 2027, around 12,500 m² of flexible logistics, industrial, and office space is to be created on the site, suitable for either a single-tenant or a multi-user concept.

The project provides a strong impetus for sustainable site development. Through the revitalization of brownfield land and the utilization of previously unused space potential, a gap in an existing commercial area will be closed and the new sealing of green spaces will be reduced to a minimum. At the same time, a highly modern site with flexible usage concepts is being created that meets the changing requirements of various user groups. The property strengthens the regional economy, increases the location’s attractiveness for companies, and offers expansion opportunities for attractive user groups.

The project underscores the commitment to developing commercial real estate with high sustainability standards in prime locations that meet both user needs and municipal requirements. As part of the development, DGNB Gold 2023 certification is being targeted and a comprehensive ESG concept is being implemented. Planned measures include, among others, the use of heat pumps, photovoltaic systems, and partially greened roof areas, which contribute to the ecological enhancement of the site and improvement of the microclimate.

During the project acquisition, evolutiq was advised by the Berlin office of the brokerage firm Realogis.
