Urban Partners, in collaboration with evolutiq as the investment and development manager, is developing a sustainable multi-user logistics property with approximately 24,000 m² of gross floor area on a former industrial site in Cologne-Ossendorf. The brownfield project stands for modern space revitalization, flexible usage concepts, and a holistic ESG approach aiming for DGNB Gold. The financing is primarily through the NSF V fund from Urban Partners.

Cologne, December 18, 2025 – Urban Partners (formerly Nrep) has acquired a brownfield site in the Cologne district of Ossendorf through its Nordic Strategy Fund (NSF V) together with evolutiq GmbH as investment and development manager, to develop a modern, sustainable multi-user logistics property. This marks the fifth joint project of Urban Partners and evolutiq.
The development sends a clear signal for sustainable land revitalization and further strengthening of the economic location of Cologne. By repurposing an underutilized brownfield area, the project protects further green spaces from development, enables environmentally compliant remediation of a former industrial site, and creates modern, flexible logistics spaces that meet the changing needs of tenants. These new, modern spaces contribute to promoting local employment, attract commercial players, and strengthen the stability of the supply chain for the entire Cologne economy.

The property is designed as a flexible multi-user concept and can be divided into up to four units. This makes it suitable for both larger single-tenant users and multi-tenant solutions, thus appealing to a wide range of logistics and commercial users.

The project underscores the joint commitment of the joint venture partners to build sustainable commercial properties that are specifically tailored to the needs of tenants and the community. The project aims for a DGNB Gold certification and pursues a comprehensive sustainability concept. Plans include the use of heat pumps, photovoltaic systems, and partially greened roofs that are intended to contribute to the ecological enhancement of the site as well as to the improvement of the microclimate.
